Why Commission Split Is Only One Part of a Brokerage’s Value

A commission split matters, but it is only one part of the complete value a brokerage can bring to an agent’s business.

A commission split is often one of the first things a REALTOR® asks about when comparing brokerages. It is an important question. Agents work hard for their commissions and should understand exactly how their income will be divided.

However, the highest split does not automatically produce the highest income, the lowest expenses or the strongest business.

A split tells you how one commission cheque will be divided. It does not tell you what the brokerage provides to help you earn that commission, protect the transaction, stay connected with clients or build a sustainable source of repeat and referral business.

Look Beyond the Commission Split

Imagine two agents who earn the same gross commission.

One keeps a higher percentage but pays separately for a website, CRM, marketing software, advertising tools, presentation systems, coaching and administrative support. That agent also spends more time creating processes and learning disconnected technology.

The other agent has a different commission structure but receives technology, marketing systems, education, management guidance and administrative support through the brokerage.

Which agent received the better financial outcome?

You cannot answer that question by comparing commission splits alone.

Once those numbers are understood, the comparison should go further.

Consider the full cost of operating your business:

Before choosing a brokerage, ask:

  • What is my expected net income after all expenses?
  • How accessible is the management team?
  • What happens when I need help with an offer or transaction?
  • Is one-on-one mentorship available?
  • What practical training is provided?
  • Does education continue after onboarding?
  • Will someone teach me how to use the technology?
  • Can the CRM support repeat-client and referral marketing?
  • Are useful marketing campaigns automated?
  • What administrative systems are in place?
  • Can I continue developing my personal brand?
  • What professional connections are available?
  • Can the brokerage support me as my production grows?

The answers will reveal far more than a percentage.

The Best Split Supports a Stronger Business

Commission matters. It is simply not the only measure of value.
